Steps in the Design/Remodel Process

1. Initial project meeting
This first meeting allows us to become familiar with the scope of the project, what your vision is, and your building budget and timeline. We’ll discuss issues such as your present and future needs, your design style, the remodel process itself, financial issues and more. Because this first meeting is extremely important to the preparation of the project estimate, we recommend that all decision makers and family members who will have a say in the project be present.
Preparing for this meeting:
  1. Have as clear an idea of the project as possible. Cut out pictures from magazines or print online photos. Think about colors, style, and how you will use the room once it’s finished.
  2. Know the present value of your home, how much equity you have in it, and how much you want to invest in it.
  3. Be prepared to discuss whether you will pay cash or use financing.
  4. Think about how long you plan on staying in your home.

2. Budget Range Proposal
If we have enough information from our initial meeting, Montelongo Homes and Remodeling will provide you with a budget range for your project.
3. Design/Remodel Agreement
Your Montelongo Homes and Remodeling Design Representative will prepare a design agreement, which gives us the go-ahead to develop preliminary plans for your project. Your Design Representative will discuss the design fee with you at this time.
4. Preliminary Plan Presentation
Our team of designers and Certified Graduate Remodelers will prepare an initial set of plans for your remodeling project. These preliminary plans may include as many as two design options and will show floor plans and elevations (if required).
5. Plan Choice
Once you have had sufficient time to review the proposed designs and make a decision, we will discuss any modifications and additions necessary. We will also nail down a specific scope of work in this meeting.
6. Proposal Presentation
A detailed proposal, including costs and timelines, is prepared based on the plan selected and the modifications made in the Plan Choice meeting. You and your Montelongo Homes and Remodeling Design Representative will go over this proposal in detail to ensure that we have addressed all issues.
7. Final Design Selections/Construction Plans
Selections such as cabinetry, plumbing fixtures, electrical fixtures, countertops, flooring, etc. are finalized. Final construction plans are prepared at this stage.
8. Final Pricing/Trades Walk-Through
We will arrange convenient times for our trade contractors to tour your home and the remodel area with our staff so that they can prepare accurate and final bids for the work they will perform.
9. Construction Agreement
After we receive the final bids from the trade contractors and our materials suppliers, we will present you with a final construction agreement that authorizes us to start work on your project.
10. Permits
Montelongo Homes and Remodeling will submit your final plans to the appropriate permitting entities in order to obtain the necessary building permits.
11. Pre-Construction Meeting
Your Montelongo Homes and Remodeling Design Representative and your Project Manager will meet with you to go over the project schedule and any other important information.
